Screening Criteria

  

  • We require a completed and signed Online Residential Lease Application for the property you are interested in, for each person 18 years of age or older.
  • Paid application Fee for each person 18 years of age or older paid through our online application. 
  • Photo ID – Valid Driver’s License, State ID or Passport.
  • Income Documentation –Three(3) most recent pay stubs with a year to date. If applicant is self-employed, landlord requires three (3) previous years' tax return.
  • Our screening process includes a credit check, rental history, criminal background search and sex offender registry search. Additionally, we require income documentation and rental references.
  • Application processing time is approximately four (4) business days, provided all documentation has been received.
  • Those with evictions in the past 2 years may have their applications disqualified with no refund of application fee. 
  • PET POLICY Pets are approved on a case by case basis. Please include a photo of your pet in the application package.

UPON APPROVAL


  • The lease must be signed and the full amount of first months rent and move in fee or last month’s rent (whichever is stated in your lease) submitted, in the form of certified funds online or by money order.  
  • A signed lease and full payment is required at least 10 days prior to move in date in order for us to remove the property from the market and begin work on it for the desired move in date.
  • Second month pro-ration : If tenant is moving into a property after the 5th day of the month, the total rent due is the full amount of 1 month’s rent. On the 1st of the following month, only the pro-rated amount of the rent is due. Rents are not pro-rated for the first 5 days of the month.
  • All pertinent utilities must be in the resident’s name prior to move in. 
  • Keys to the property will only be given to a resident on the date of move-in, unless the move in date is a weekend in which case they will be left in the mailbox that Friday. 

Any requests for repairs must be submitted in writing or through your tenant portal, excluding emergency repairs. 

  • Note: Emergency Repair items include no heat,stopped up sewers, leaking water lines and gas leaks. For all other emergencies please contact 911.
